FOCUS ON Tricity: Business services, offshore and real estate drive Pomerania’s investment potential

Tricity is strengthening its position as one of the most mature and versatile business ecosystems in Central and Eastern Europe, according to the latest FOCUS ON Tricity 2026 report published by Pro Progressio. The region continues to attract investors thanks to its well-developed modern business services sector, strong technology and R&D base, access to highly skilled talent, and growing offshore and maritime logistics potential.

Tricity remains one of Poland’s key business services hubs

The report shows that Tricity is still among Poland’s most important BSS locations. IT projects account for the largest share of the local modern business services market, while shared services, BPO and R&D operations also play a strong role. The region hosts both global technology and financial companies, as well as businesses developing advanced engineering, AI and solutions for the maritime and energy sectors.

One of the key drivers of this growth is the local talent pipeline. Pomerania’s higher education system, combined with a steady flow of graduates in business, technical, social science and medical fields, continues to support the needs of the services, IT and advanced industry sectors.

Today, Tricity ranks among the most established and recognisable destinations for modern business services in Europe. For nearly three decades, the region has been steadily building capabilities in IT, SSC, R&D and knowledge-based services, while also strengthening its academic, technological and infrastructure base. What makes Tricity particularly compelling is its ability to combine digital competencies with the maritime economy, logistics, offshore energy and advanced industry. The publication of the FOCUS ON Tricity report during the Follow the Leaders congress is no accident – it underlines the region’s role as a place where business leaders, investors and modern services companies meet an ecosystem ready for further growth – says Wiktor Doktór, President of Pro Progressio.

Over one million square meters of office space and a growing logistics market

A significant part of the report is devoted to commercial real estate. Tricity’s modern office stock has already surpassed 1 million square meters, and the region remains one of the most active regional office markets in Poland. Office availability, flexible workspace options and competitive rental conditions continue to support the growth of business services and technology projects.

The report also highlights the strong development of the warehouse and logistics market, closely linked to port activity and international trade. Pomerania already offers nearly 2 million square meters of modern warehouse space, with additional projects under construction and in the pipeline.

Offshore, mobility and semiconductors are becoming increasingly important

The publication also points to the growing importance of Tricity’s emerging specialisations. Salary and hiring data included in the report cover offshore wind, semiconductors, mobility and advanced R&D roles, showing how these sectors are reinforcing Pomerania’s position as a location for high-value industrial and technology investments.

Another advantage of the region is its transport infrastructure and international connectivity. In 2025, Gdańsk Airport handled more than 7.3 million passengers, posting double-digit year-on-year growth.
