Pro Progressio releases the FOCUS ON Łódź 2026 report

Łódź is solidifying its position as one of Poland’s most versatile investment markets, according to the latest FOCUS ON Łódź report published by Pro Progressio. The city increasingly combines manufacturing and logistics capabilities with a robust infrastructure for modern business services and technology projects, offering investors scale, accessibility, and competitive cost conditions.

Three decades of talent development and business services sector growth

The report highlights Łódź’s strong educational base and labor market as a key advantage. The region is home to over a dozen universities, collectively supplying around 15,000 graduates annually across IT, finance, engineering, logistics, and business services. The size and structure of this talent pool remain a significant factor for companies planning to establish service centers, technology teams, or operational hubs.

– Łódź has benefited from three decades of steady growth in modern business services. During this period, the number of BPO and GBS centers has increased substantially, alongside rapid development in technology, IT, creative industries, and logistics. This sectoral transformation has been supported by modernization of office and warehouse infrastructure, further strengthening the local economic ecosystem. The FOCUS ON Łódź report organizes the key, up-to-date data and trends that define the city’s business and economic potential, said Wiktor Doktór, CEO of Pro Progressio.

Business services and IT sector dynamics

The report provides a detailed analysis of the city’s business services sector, where technology and IT projects now dominate, complemented by shared service centers, business process operations, and R&D teams.

Commercial real estate and investment accessibility

Łódź’s office market now exceeds 640,000 m² of modern space. Relatively high availability, combined with moderate rental rates, creates favorable conditions for both new investments and relocations from more expensive regional markets. This accessibility is a key driver supporting continued growth in the city’s business services sector.

The report also emphasizes Łódź’s central location and developed transport infrastructure, including a comprehensive network of motorways and expressways, enhancing the region’s logistics role. These advantages are complemented by proactive investment policies from the Łódź Special Economic Zone, which provides companies with tax incentives and comprehensive project support.

FOCUS ON Łódź 2026 was prepared by Pro Progressio in collaboration with Invest in Łódź, the Łódź Special Economic Zone, AXI IMMO, and HAYS Poland.

The publication is available free of charge in both Polish and English on the ARENA Pro Progressio knowledge platform.
